Golden History Moment
40 Years Ago
The June 1, 1982 Golden Transcript included the fourth in a four-part series speculating on Golden’s future growth. This article focused on the rolling, undeveloped land at the south end of town.
Based on comments by the City’s planning department, the Transcript described south Golden as another Denver Tech Center:
By the year 2000, Golden will have a split personality: the modern, sleek and towering south Golden will contrast strikingly with the provincial central areas.

The planners also expected about 1000 new housing units to be built in that area. Most were expected to be multi-family (apartment buildings).
Developers and the state highway department were very anxious that C-470 be built through Golden. They thought that the town would never live up to its potential without an expressway providing fast access to the south metro area.
So how do the expectations of 1982 compare to the reality of 2022? The area has developed a great deal, but it has remained low-slung, mostly one story buildings. Many single family homes have been built, including the Heritage Dells, Eagle Ridge, Stonebridge, Golden Ridge, and Southridge neighborhoods. The Interplaza shopping area offers Home Depot, Kohl’s, Duluth Trading Company, and Petco. King Soopers anchors another shopping area, and South Golden Road contains many stores and restaurants.
South Golden is still seen as the part of town with the highest growth potential. Plans are underway for at least two mixed use projects on West Colfax. More such developments are likely to follow. Residents of the manufactured home parks are hopeful that City Council will pass some protective zoning for their neighborhoods.
