The Planning Commission will meet at 6:30PM in City Council Chambers. They will begin by discussing the phase 2 changes to R2 zones in Golden. These involve restrictions on lot form, bulk plane (how much architectural elements like cornices, canopies, and eaves can encroach into property setbacks), and rooftop decks. They will also discuss possible incentives to preserve existing homes.

Their second topic regards vehicle access patterns for blocks with alleys and those with “dual frontage lots.” This topic was inspired by a developer on Vernon Drive, who proposed building a garage on the back of his lot, which would exit onto Table Drive. The Mobility and Transportation Board discussed this topic last week with input from many residents on Table Drive. (I wrote about this last week.) Oddly, the memo on this topic says “MTAB determined that there are no safety concerns related to rear lot access along Table Drive.” In fact, MTAB members had questions about the setbacks and lines of sight, and said they would like to review the formal plans for the garage, if or when the city receives them. The third topic is increasing the allowed size for Accessory Dwelling Units (ADUs) within homes. Finally, they will consider updating the definition of the word “Household.
