6:30PM Planning Commission Meeting
The Planning Commission will hold a public hearing on the annexation, initial zoning, and preliminary plat for Bobcat of the Rockies, 501 McIntyre Street.

They will then hold a public hearing to review the application for rezoning the CoorsTek property at 600 9th Street (map) from C-1, C-2, and M-2 to PUD. This project will be a significant change in downtown Golden. As manufacturing has been winding down over the past several years, the current buildings have become less and less occupied, as has the parking lot.

Tonight’s meeting packet doesn’t include much detail on the buildings and designs, focusing instead on the intended uses and a traffic study.

The new plans include 125,000 sq ft of office space, 30,000 sq ft of retail, 50,000 sq ft of residential, and 45,000 sq ft of hotel. The residential space will include 65 units of less than 800 sq ft. The hotel will include 100 rooms.

The current parking lot will be built over, but there will be parking garages on site. The plan submitted proposes that up to 30% of the required parking may be off-site, located within 1/4 mile.

If I’m reading the staff memo correctly, City Staff is recommending less parking than is required by code, on the theory that people won’t use cars: “In the parking section, the City is considering a reduction based on a Transportation Demand Management system that reduces single-occupancy vehicles and elevates the pedestrian in a 5-block urban environment.”

The project plan is optimistic that Transportation Demand Management strategies will discourage the use of cars. The strategies include charging for parking, encouraging people to carpool, encouraging people to bike, and hoping that RTD will bring back the bus to Boulder.

Traffic Study
Presently, 8th Street ends at Washington Avenue and 9th Street ends at Jackson. This project proposes bringing both streets through the Coors complex, so they would end at Ford Street instead.

If I’m reading the traffic study correctly (see p. 136 of the meeting packet), the number of trips to & from that area will go from 1,282 trips/day to 9,170 trips/day. The study suggests reducing the traffic lanes on Washington Avenue from two lanes each way down to one lane each way. It says that 9th Street will need a stop light, and eventually 8th Street may need one too, so we’ll have lights at 10th, 9th, 8th, and 7th (the ramp to Highway 58). As an alternative to the light at 8th Street, they’re considering a single lane roundabout at that intersection. See the table on pp 145-147 in the meeting packet to see the stops, estimated delays, and alternatives.

Golden History Moment

Last week’s photo of downtown in 1965, was such a hit that I’m posting another one of Bill Robie’s photos today. Here are a few interesting differences–you’ll find more.

1 The buildings that include Higher Grounds, Truly, Golden Landmarks, and Golden Software are missing.

2 The Table Mountain Inn was the Holland House at that time–and was much smaller!

3 This house is gone now.

4 The Conoco gas station was still at 13th & Washington (and gas was 31.9 cents/gallon).

5 Foss Drug was still in business.

6 The Ace Hi Tavern was already in business.

7 The arch used the original tagline: “Where the West Remains.”

8 Golden Motors was still at 11th and Washington, where the Golden Hotel now sits.

9 The 4-story Gateway Station building wasn’t there yet.
