Confluence Companies is under contract to sell their West 8th Apartments. They have a TIF agreement with GURA, and the agreement will transfer to the new owners.

For many years, the City has been discussing a pedestrian route from 8th Street to 10th Street in the vicinity of the rec center. This year they hope to build it. They would provide steps on the east end of the community center and an ADA-accessible ramp on the west end. Public Works estimates the job at $1 million. They are hoping that GURA will contribute to the cost of the project.

City hopes to build 1/2 block of sidewalk on the east side of Ford Street

Central Neighborhoods URA
The City hopes to build a segment of sidewalk on the east side of Ford Street, between 23rd and 24th. They discussed this project in 2022. At that time, they concluded "it does not appear that there is a reasonable way to construct a sidewalk between the existing trees and the street. This condition adds further complications to addressing this missing “link”, in that a more comprehensive plan to construct an appropriate sidewalk and replace the street trees would be quite a bit more expensive."

The property on the east side now has a new owner--the Regional Housing Authority, which also owns the west side of that half block. Although they plan to demolish the current building and redevelop the property, "Foothills Regional Housing, as owner of the apartments, supports the sidewalk project and removal of the trees until future plans for the apartments are developed." The project is estimated at $500,000, and the City is requesting that GURA contribute to the cost.

West Colfax URA
GURA's goal for this area is to build a "complete street" (bike lane and sidewalks) to encourage development and redevelopment of that part of town. This has been delayed by the Lena Gulch flood mitigation project and plans to build a park on the nearby (former) Bachman property. The City hopes that GURA will contribute to the cost of a retention pond and eventual "South Neighborhoods Park."
